The types of drawings you will need for getting your home designed and constructed are as follows
Layout Drawings: Layout drawings or plans as suggested by the name are the basic layouts of your residence having site plan and all floor plans. They show the connectivity and sizes of the rooms, utilities, staircase & open areas; location of the walls, doors & windows; placement of the furniture and other interior elements. Hence with layout drawings, you get to know what is to be placed where with sizes or ratios at a smaller scale on paper or screen.
Working Drawings: Working Drawings are the detailed drawings provided to you which are necessary for the execution of. They tell you the dimensions and sizes of all the necessary elements like walls, rooms, doors, windows, etc. They are made according to the existing building codes. These drawings don’t talk about the furniture, interiors and final finishes. These consist of floor plans, elevations and required sections of the building.
Floor Plans: In working drawings, Floor Plan shows sizes & location. You will get all the required dimensions of the necessary construction elements like walls, columns, rooms, doors & windows. They are sometimes marked with a grid system known as column grid consisting of horizontal lines and vertical lines which represent the structural columns in the building.
Exterior Elevations: These are the 2D drawings that show all the sides of the building from outside. These give a good idea of how the house will look from each side and are the first impression of the building when completed. To get a more realistic idea of how it will look you can have a 3D perspective view from your designer.
Sections: If you cut your building from anywhere and look inside, what you see is known as the section of that building. It reveals the walls, floors, roof, columns, beams, foundations and other architectural elements with their details. Most common sections are cut vertically through staircase & washrooms showing floor heights & floor drops.
Joinery schedule: This is the drawing that gives us the details of joinery i.e. doors, windows and ventilators. It shows us their heights, widths, frame shape and size, material used and required number of pieces along with their placement in the plan.
Details: These are the drawings including details of specific elements where the designer wants to provide more insight on crucial information for construction. Details are often sectional drawings of foundation, exterior walls, stairs or other construction elements. These can be a different set of drawings or included in the related working drawings depending upon the size of the project and information to be provided.
Structural Drawings: Structural drawings provide information about the structural elements, their strength, materials, grade, size and placement etc. Structural drawings are prepared by registered structure engineers working with the designer. They are primarily concerned with the load-bearing members of a structure i.e. foundations, beams, load carrying walls and columns. They do not address architectural details like surface finishes, partition walls, or mechanical systems.
Electrical Drawings: Electrical drawings provide the details and location of electrical wiring, fixtures, switches, sub-station, distribution box etc. This set of drawings includes plans showing wiring of the house in interiors and exteriors, Plan of individual floors showing electrical systems, a detailed wiring diagram and symbols showing the placement of electrical fittings and switch board on every floor.
Plumbing Drawing: A plumbing drawing shows the piping system of a house. It shows both the water distribution and sanitary system. It gives the placement of sanitary ware & fixture and the process to connect every fixture. These sets of drawings show the detail demarcation of water supply pipes, waste and vent pipes, rainwater drainage and sewer system. A well designed plumbing system results in cost-effectiveness.
Bill of Quantities: A Bill of Quantity (BOQ) is a document which provides project specific requirement list with details such as quantity and cost of material, labor, equipment, earthwork in excavation, disposal system, woodwork, and so on. A typical BOQ covers Site preparation, Earthwork, Concrete and Steelwork, Masonry work, sanitary installation (Plumbing), Electrical work, Mechanical work, Door and window material and cost, Internal finishes like Plastering, Flooring, Painting, etc.
3D Visuals: It’s hard to imagine actual look of the home even with all the drawings in hand. 3D visuals help us in giving an insight about the looks of home at any stage. You can get visuals of the interiors and exteriors both along with the final finishes

Our Basic plan is the single set of A3 prints that is stamped Not for Construction Purposes. The client can purchase this plan as a study plan.
We offer up to 2 free revisions for a selected pre design plan to meet your expectation. Never the less if you need to further customize your design it can be arranged at an addition cost or you can avail our New design services for customize home plans to get your home designed from scratch as per your expectations.
The plans are copyrighted and not reproducible. Please refer the agreement between Client and MyGhosla Designs Pvt. Ltd for more details.
All our blueprints are protected under the copyright law and cannot be copied. It is more cost effective to order multiple sets at the time of your original order. If you need additional sets, they can be purchased at a special price within sixty days of your original order.
There is no time limit for building. We do advise that you store your plans and your design agreement letter in a safe place. As any home plan shall be available with us for reproduction after delivery at an additional cost for not more than 1 year from the date of plan delivery.
A single set of blueprints is sufficient to study a home in greater detail. However, if you are planning to obtain cost estimates from a contractor or subcontractors or if you are planning to build immediately, you will need additional sets. Because additional sets are less expensive when ordered in quantity with the original order, make sure you order enough blueprints to satisfy all requirements. As our home plans are sold throughout the country, they meet national building codes. However, we are committed to design home plans that are compliant as per your city bylaws through our complimentary modification services. Also if you are suggested any further modifications by your approving authority after submission we shall do the relevant modifications for free until 6 months of order purchase.
Every state, city and municipal corporations has variable set of codes and regulations because of regional topography and climatic conditions. The approving authorities require that a licensed architect & engineer review and "seal" a blueprint while submitting it for approvals prior to construction due to apprehensions over energy costs, structural stability and other factors. Prior to application for a building permit or the start of actual construction, we strongly recommend that you consult your local building official who can tell you if such a review is required.
As our home plans are sold throughout the country, they meet national building codes. Our Basic and Prime Plans are not sold with a stamp (architectural or engineering seal), although, we provide Elite Plan with architectural & engineering stamp as it includes structural design as per soil testing report shared by the client.
Yes, we can make the plan bylaw compliant. All our plans are made as per National Building Code. All you need to do is provide us with the details of your local area codes and standards.
Yes, you will need to hire local contractor to construct the home as per the home plan drawings provided by MyGhosla. As an extended service we provide all the necessary assistance needed throughout the construction with respect to drawings only.
We recommend you to hire a local structural engineer for site visits and to check the compliance of the contractor. This will make sure your contactor is undertaking construction as per the drawings and not compromising on strength and material of the building structure
Soil testing takes place in the first stage of building a new house, where a series of soil samples are taken from your plot of land. The soil profile of each home site varies from place to place, so it is compulsory to have a soil testing report, even before your house plans are decided on.
The report will give a classification of all the various types of soils found along with their strengths, ground water conditions as well as soil bearing capacity
The soil bearing capacity tells us the weight the soil can support per unit area, and determines the type of footings or slab subfloor that can be built on your site. If the soil is unstable, then the footings will be placed deeper into the ground, or a different type of foundation will be designed by the civil engineer.
You can get the soil testing report from local soil test agencies or soil testing engineers. If you don’t have your report, then we would need the following:

Yes, sharing photos of your plot is an important part of the design process. We request you to upload 6-8 images of your plot and any special features adjoining the plot. Also we recommend you to share your inspiration i.e. Pinterest boards, images or links of homes or spaces you like for our designers to understand your requirement. All of this can be easily uploaded once you purchase a home plan online with us from Myghosla: My Account> My orders> Open Orders> Order details > Documents > Upload documents
The first approach you should make is to get blueprints of your plot from the governing body (plan approval) of your area, may it be Municipal Corporation, estate office or development authority, etc. The plan they will provide you will have complete details of the site we need.

A pre-designed home plan as the name suggests is previously designed home plan as per standard dimensions. You can browse through our set of pre-designed home plans for a design that meets your requirements. A New design home on the other hand, is a design made from scratch as per your specific requirements.
The stages for New home plan design with MyGhosla are as follows
- A request is placed as per the design consultation form filled by You. The same will show under ‘Requests’ in your Myghosla account.
- MyGhosla will assign a design coordinator on receipt of request. Alongside you will have to fill a requirement form with predefined specifications for detailed understanding of scope of work. Based on the Requirement form our team will share a quotation.
- You can discuss the requirement form and quotation at any point with your design coordinator. Once a quotation is sent from MyGhosla you can either accept it or get it further revised.
- If you do not accept the quotation and send it for revision, MyGhosla design coordinator shall discuss your concerns and revise the quote if necessary. A maximum of 3 revisions are allowed post which your request will stand closed
- If you accept the quotation a payment link will be shared in your requests. Also you will need to print and return a signed E-Quote/contract via post to MyGhosla. On successful payment and receipt of the signed E-quote your project will commence and it will show as an ongoing project in MyGhosla Account.
- MyGhosla team will design your home as per the defined scope of work. All your deliverables shall be delivered and discussed through MyGhosla Account. We do not share any drawings via e-mail. The project delivery timeline shall be as per MyGhosla delivery policy.
Yes, you can edit your details in the requirement form after submission. A maximum of 3 revisions are allowed post which your request will stand closed. For any further queries you can communicate directly with your designer by logging in your Myghosla account.
Simply return the signed E-Quote and agreement for design consultancy via post along with your digital approval on our website. On successful payment and receipt of the signed E-quote your project will commence and it will show as an ongoing project in MyGhosla Account.
Our team of designers will begin the designing of your new home. The preliminary designs will be shared to you in your MyGhosla account for review. After you approve the preliminary design, the plans will be completed as per shortlisted design and delivered to you as per our delivery policy.
For our New Design services, initial concepts are shared within 7 working days from date of purchase. After getting final approval from the client, process for further drawings is initiated which takes around 7 -14 working days.

We request our users to use their MyGhosla account for daily communications and sharing JPEG/PDF of the drawings. After the drawings are finalized, we deliver softcopy in your account within 7-14 working days. The hardcopy of drawings in an A3 spiral binding are sent via courier which gets delivered within 4-7 working days after electronic delivery.
Concept Plans are intermediate designs that are 60% done. They show you the demarcation of rooms, furniture layout and general movement designer has in mind for your home. Your feedback is vital for our designer to get to the final design. Once the concept plan is final the team gets started on technical and detail drawings to complete your project.
Myghosla wants you to have a smooth experience and we are willing to make that extra effort to meet your expectation so that you love the design you receive. If you have any concerns or questions, feel free to ask them within 7 days of receiving your design concepts.
If you’re unhappy with at least one concept plan for your design package, you must contact us at support@myghosla.com prior to moving on to the next stage of design process and within 7 days of receiving your 2nd design concept plan to be eligible for a refund.

- Softcopy: Softcopy of the all the drawings in PDF format are delivered in your MyGhosla account.
- Hardcopy: Hardcopies / blueprints of your design in A3/ A1 Size are delivered at your postal address in 4-7 working days after delivery of soft copy via post.
